5 Signs Your Roof Is Telling You It's Time for a Replacement

Your roof is one of the hardest-working parts of your home, but it doesn’t last forever. Knowing the warning signs of a failing roof can save you thousands in interior damage. Here are the five most common signs we see when we inspect older homes.

1. Curling, cracked, or missing shingles

Walk around your house once a year and look up. Shingles that are curling at the edges, cracking down the middle, or missing entirely are a sign your roof is reaching the end of its service life. A few missing shingles after a storm is often a repair; widespread curling is usually a replacement.

2. Granules in the gutters

Asphalt shingles are coated with mineral granules that protect them from UV damage. As shingles age, those granules wash off and collect in gutters and downspouts. A few are normal — a lot, especially on a roof that’s 15+ years old, means the shingles are nearing failure.

3. Sagging rooflines

A roof that has visible dips or waves usually has a structural problem underneath — often a rotted deck from years of moisture infiltration. This is one of the few “stop reading and call someone” warnings on this list.

4. Active leaks or water stains

If you have brown stains on ceilings or you’ve found wet spots in the attic, water is already getting through your roof. Sometimes that’s a single flashing issue, but if it keeps happening in multiple spots, your roof system has likely failed.

5. Age

Asphalt shingle roofs typically last 20–25 years. If your roof is approaching that age — even if it “looks fine” — it’s worth getting a professional inspection. Replacing on your schedule is always cheaper than replacing because of an emergency.
